With summer coming to an end and autumn just around the corner, it’s the perfect time to start thinking about fall and winter maintenance on your home, here’s a DIY “fall maintenance checklist” to help you get started!
Fall maintenance is critical for your home for the upcoming seasons. In Boulder, Colorado, you never know what the winter months may hold for you and your home. Extreme weather can be one of the biggest contributors in adding years to your property. In order to give your house the longest life possible, regular maintenance is a must! Make sure that you are doing what you can to protect it.
- Put away the mower
If you’re not familiar with fuel stabilizer, you should be. If your mower sits for months with gas in its tank, the gas will slowly deteriorate, which can damage internal engine parts. Fuel stabilizer is sold at most major gardening centers and it averages $10 for a 10-ounce bottle.
- Don’t be a drip, put your sprinkler system to sleep
It’s time to drain your irrigation system. Even buried irrigation lines can freeze, leading to burst pipes and broken sprinkler heads. If you don’t have drain valves, then hire an irrigation pro to blow out the systems. Turn off any shut-off valves on water supply lines that lead to exterior faucets. That way, you’ll guard against minor leaks that may let water enter the faucet. Leaving hoses attached can cause water to back up in the faucets and in the plumbing pipes just inside your exterior walls. If freezing temps hit water could freeze, expand, and crack the faucet or pipes. This is especially important for Boulder single family homes.
- Seal the deal
Grab a couple of tubes of exterior caulk and make a journey around your home’s exterior, sealing up cracks between trim and siding, around window and door frames, and where pipes and wires enter your house. Preventing moisture from getting inside your walls is one of the least expensive and important tasks of all your fall home improvement jobs.
- Eyeball your roof
Inspect your roof or hire a licensed professional to examine your roof for wear and tear. If the shingles are curling, buckling, or crackling, replace them. If you have a lot of damage, it’s time to replace the entire roof. Also, check the flashing around skylights, pipes, and chimneys. If you have any leaks or gaps, heavy snow and ice will find its way in.
- Cozying up by the Fire
Have your wood-burning fireplace inspected, cleaned, and repaired to prevent chimney fires and carbon monoxide poisoning. Look for flue blockages. Birds love to nest at the top of an unprotected flue. A chimney cap can prevent this from happening. If you don’t have a cap, look up the flue to ensure that there are no obstructions.
Trim dead branches from trees to prevent them from coming down and causing damage in a winter storm! Don’t forget you’ll also want to clean out the gutters after all the trees in your yard have finished dropping their leaves.
- Stay warm
Schedule an appointment with a heating and cooling pro to get your heating system checked and tuned up for the coming heating season. Change your furnace filters, too. This is a job you should do every two months anyway, but if you haven’t, now’s the time. If your HVAC includes a built-in humidifier, make sure the contractor replaces that filter. Clean your ducts to better your heating system’s efficiency as well as to reduce household dust and to provide relief to those with respiratory problems.
- Safe and Sound
Check carbon monoxide detectors and smoke alarms and put in fresh batteries. These are very important detectors to have in a home. A smoke alarm can save lives in a house fire. A carbon monoxide detector can also save lives if a home has oil or gas-burning appliances, like a furnace or water heater. Carbon monoxide is an invisible, odorless byproduct of burning oil or natural gas, and it can be deadly. For just a few dollars, a carbon monoxide detector will sound an alarm if the levels get too high.

Change summer screens to cool weather storm windows and doors. Inspect and repair any loose or damaged window or door frames. Install weather stripping or caulking around windows and doors to prevent drafts and to lower heating bills.
